Phase Inspection
A phase inspection usually occurs at 2 periods during new home construction.
The "first" phase inspection just precedes the pouring of the foundation concrete. This inspection will ensure that all trades involved in installing underground work prior to concrete have done their work in workmanship fashion. The foundation grade-beams and piers (if included) are examined for size and depth. All concrete re-inforcement, such as post -tensioned cables and deformed steel (more commonly known as rebar), is inspected for proper installation methods.
The "second" phase inspection occurs just prior to sheetrock installation, about the time insulation of the home begins. This is your best (and last) chance to catch problems before they are covered up by the sheetrock (or drywall). All major rough-in systems are inspected at this time including rough wall-floor-roof framing and bracing, rough-in systems such as electrical, plumbing, and air conditioning and heating.
